1. Set the rent
Compare similar offers in the neighbourhood and set a realistic price, overpriced properties sit empty for months, and every empty month costs more than a small discount.
2. Contract and deposit
Always sign a written contract with clear clauses: term, rent, deposit (usually one month), who pays utilities and termination rules.
Record the property's condition and an inventory of furnishings with a handover protocol and photos, this prevents disputes at move-out.
3. Choose the tenant carefully
A short conversation, proof of income and references save a lot of trouble. A stable tenant is worth more than a slightly higher rent.
4. Tax on rental income
Rental income must be declared and taxed. Individuals deduct a statutory 10% of expenses and pay tax on the remainder. Keep contracts and documents for possible inspection.
